This Privacy Policy explains how PMO Properties Limited ("we", "us"), the data controller of ukhomes.co, collects and uses your personal data in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.
1. Data we collect
- Contact details — name, email, phone, country of residence — when you enquire, book a call, or use our chatbot.
- Client onboarding data — identity documents, proof of address, and source-of-funds information required for AML checks when we accept an engagement.
- Payment data — processed directly by our payment providers; we receive only masked references (e.g. last 4 card digits, transaction IDs).
- Usage data — basic analytics (pages viewed, device, approximate location) via privacy-respecting analytics.
- Chatbot messages — messages you send to our AI assistant, processed to generate a reply.
2. How and why we use it (lawful bases)
- Responding to enquiries and delivering our services — contract and legitimate interests.
- Meeting AML, tax, and record-keeping duties — legal obligation.
- Processing payments and preventing fraud — contract and legitimate interests.
- Improving the site and our services — legitimate interests.
- Sending occasional service updates — consent, which you may withdraw at any time.
3. Sharing your data (processors and third parties)
We share personal data only with trusted processors under written agreements:
- Stripe Payments Europe, Ltd. — card payments and fraud prevention.
- Wise Payments Limited — international bank transfers and currency conversion.
- Lovable / hosting and infrastructure providers — website hosting, database, and email delivery.
- AI provider (Google Gemini via Lovable AI Gateway) — to power the on-site chatbot; messages are processed in transit and not used to train third-party models.
- Independent professionals (solicitors, mortgage brokers, tax advisers) — only where you ask us to make an introduction.
- Regulators or law-enforcement — where required by law.
We do not sell your personal data.
4. International transfers
Some of our providers process data outside the UK/EEA. Where they do, we rely on UK adequacy regulations, the UK International Data Transfer Addendum, or Standard Contractual Clauses to ensure equivalent protection.
5. Retention
Enquiry data is kept for up to 24 months. Client engagement records (including AML documentation) are kept for 5 years after the end of the business relationship, as required by UK AML regulations. Chatbot conversations are stored in your browser's local storage until you clear them; we do not maintain a server-side transcript keyed to your identity.
6. Your rights
You have the right to:
- Access the personal data we hold about you.
- Ask us to correct inaccurate data.
- Request erasure, restriction, or portability of your data.
- Object to processing based on legitimate interests.
- Withdraw consent at any time (without affecting past processing).
- Complain to the UK Information Commissioner's Office (ICO) at ico.org.uk.
