These Terms of Service ("Terms") govern your use of the website ukhomes.co and the consultancy services offered by PMO Properties Limited ("we", "us", "our"), a company registered in England and Wales with its registered office at 284 Chase Road, A Block 2nd Floor, London, N14 6HF. By accessing the website or purchasing a service, you agree to these Terms.

1. Services

We provide information, guidance, and coordination services for individuals interested in purchasing residential property in the United Kingdom. We are not a solicitor, mortgage broker, tax adviser, immigration adviser, or estate agent, and we do not provide regulated financial, legal, tax, or immigration advice. Where such advice is required, we may introduce you to independent third-party professionals; you contract with those professionals directly.

2. Fees, payments and taxes

Fees for consultancy packages are stated on the Services page and are quoted in Pound Sterling (GBP) unless otherwise agreed in writing. Card payments are processed by Stripe Payments Europe, Ltd. and bank transfers may be processed via Wise Payments Limited. We do not store full card details. All fees are exclusive of applicable taxes unless stated; VAT will be added where legally required.

3. Engagement and cancellation

An engagement begins when you accept a written proposal or pay an invoice. Cancellation and refund terms are set out in our Refund & Cancellation Policy, which forms part of these Terms.

4. Your responsibilities

• Provide accurate, complete, and lawful information about yourself and your source of funds.
• Comply with UK anti-money-laundering (AML) requirements, including identity verification.
• Make your own independent decisions based on advice from qualified professionals.

5. Prohibited use

You must not use our services in connection with fraud, money laundering, sanctions evasion, terrorist financing, or any activity that is unlawful in the United Kingdom or your country of residence. We may decline or terminate any engagement at our discretion where we suspect a breach.

6. Intellectual property

All content on ukhomes.co (text, design, guides, tables) is owned by or licensed to us and is protected by copyright. You may view and print pages for personal, non-commercial use; you may not republish or resell our content without written permission.

7. Disclaimers

Information on this site (including Stamp Duty, tax, and cost figures) is provided for general guidance, is indicative only, and is subject to change. We make no warranty that it is accurate, complete, or current, and it must not be relied on as professional advice.

8. Limitation of liability

Nothing in these Terms limits liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot lawfully be excluded. Subject to that, our total liability arising out of or in connection with any engagement is limited to the fees paid by you to us for that engagement in the twelve months preceding the event giving rise to the claim. We are not liable for indirect or consequential loss, loss of profits, loss of opportunity, or loss caused by third-party professionals.

9. Complaints

If you are unhappy with any aspect of our service, please email info@ukhomes.co. We aim to acknowledge complaints within 3 business days and provide a substantive response within 15 business days.

10. Governing law and jurisdiction

These Terms and any dispute arising out of them are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction, save that we may bring proceedings in any jurisdiction where you are resident to enforce our rights.
